What You Know

Lots and Lots and Lots of easy mortgage money… Thrown around Willy Nilly.

Real Estate bubble.  Real Estate bubble burst.

Lots and Lots and Lots of lender losses.  Banks, big and small, tangled up in trouble.

What You Probably Don’t Realize

Remember the RTC – Resolution Trust Company?  It was formed by the Federal Government to “resolve” the S&L crisis of the late 80’s – early 90’s.

Back then it wasn’t typical for mortgages to be sliced and diced, bundled and securitized, mystified and sold off with the illusion of zero risk. Nope. Mostly the S&Ls held onto the mortgages.

And back then, the Savings & Loan Banks did most of the lending. It wasn’t a “too big to fail” and Fannie Mae controlled market.

A little greed, a little fraud, a good bit of over lending and a Real Estate melt down resulted in a few – about 747 few – S&Ls becoming insolvent.

The FDIC would come in and sell the bank and its deposits to another solvent bank. However, the carcasses of foreclosed properties were piling up high and stinky – about $394 Billion stinky.

The FDIC could have dumped all those REOs on the market at cataclysmic fire sale prices (and further crushed the Real Estate market) – or - create the RTC to devise a plan to pull a rabbit out of a hat.

The RTC did. Actually they came up with a few innovative ways to mitigate the damage and sell off the assets. (All in all it only cost tax payers a mere $124 Billion… looks like a good deal in light of the current boondogle, huh?).

One way was to Bulk sell REO properties like the warehouse grocery stores sell toilet paper and canned goods.

They’d sell multi-million dollar portfolios at a significant discount to groups of hedge fund type investors. This was how they could whack down their massive mountain of mess quickly. Marketing and selling one property at a time would have taken forever… and cost more.

And Along Came Wall Street…

Back in the Fall of 2008, in the midst of the Wall Street / Mortgage melt down, then Treasury Secretary Henry Paulson went to Congress and received a $750 Billion tax payer “gift certificate”. He told (pleaded, threatened, chastised) them he needed the money to go shopping and unlock the credit market.

Paulson promised he was going to buy up lots of “troubled assets” so lenders could get the junk off their books and move on to do what lenders are supposed to do – lend.

The “too big to fail” guys have gotten billions.  The not too big to fail guys have been left to, umm, FAIL.

Hank Paulson promised them salvation across the river… Then yanked the bridge away and scrambled out of Dodge.

There are MANY not too big to fail lenders out there... Edging nearer to the brink of failure.

They need to get these toxic assets off their books to free up their reserves and get back to lending so they can keep the lights turned on. They’re not “connected” like the Wall Street players and they’re not getting any Washington love.

Two Warnings
